Hammamet has the largest stock of rentable private villas in the country. The most desirable area is Hammamet Sud and the hills behind Yasmine Hammamet, where modern 3–6 bedroom villas with private pools, gardens and walking distance to the beach are the norm. A 4-bedroom villa with private pool, in low season: €180–€280/night. In August: €450–€800/night. Compare that to a standalone hotel room for 8 people and the savings are obvious.

Sidi Bou Said village

Sidi Bou Said & La Marsa — the design end

The northern suburbs of Tunis (La Marsa, Gammarth, Sidi Bou Said) have the most architecturally beautiful villa stock — restored old houses, cliff-top moderns, properties that show up in interiors magazines. Prices are higher (€350–€1200/night for design properties) but you get genuine character and the cultural pleasures of Tunis on the doorstep.

Djerba — relaxed and family-perfect

Djerba's villas tend toward traditional menzel-style architecture — single-storey, courtyard-centred, walled gardens — and are excellent for families with young children. Many have direct beach access. Less polished than Hammamet's modern villas but more atmospheric and often cheaper. €150–€500/night depending on size and proximity to the beach.

For those who want a different Tunisia — pine forests, wild Mediterranean coves, near-empty beaches — the far north has a small but excellent stock of villa rentals. Practical tips for booking a villa

Use Airbnb, Booking.com, and local specialists like Dar Holidays and Aimer la Tunisie. The best villas are rarely on global platforms — ask the property directly if a villa near you is bookable. Most villas include weekly housekeeping; daily housekeeping and a cook are typically €30–€60/day extra each. A cook will shop for you and prepare two meals — outstanding value. Always confirm: pool heating (rare and expensive), Wi-Fi speed, air-con in all bedrooms, distance to the nearest restaurant, and parking. For families: ask specifically about pool fencing — many traditional villas don't have it.
